Clean and comfortable homely room. Had everything we needed including kettle, tea and coffee and extra tea and coffee downstairs if needed. Bathroom was a good size with shower gel and plenty of towels provided. There was also an iron and ironing board in the corridor for guests to use and a fan provided in the room. Great communication from the owner who kept in touch on the morning of arrival and checked if we wanted our room cleaning after our first night. It was nice to have the personal touch. The location was absolutely perfect. We would definitely stay here again.

The location was perfect . Room fulfilled all my needs. Comfy bed, good sized room. Kettle , tv and WiFi all there. Although we’re on busy road there was no traffic noise thanks to secondary glazing. We loved are stay.

The location itself was great! Very close to the City Centre but just out the way enough to be away from most of the noise, hustle & bustle. The Property Owner seemed present although there’s no actual Staff onsite, they asked for my ETA for Check In & wanted me to confirm once there. They then reminded me of the Check Out process the morning before I was set to leave, which did have me worried that they had only booked me in for 1 night but all was good. The Property is very basic & does the job, the selling point is its location.

Amazing location for York city centre, just outside the city walls. Room had everything required for us. Bed was comfortable, shower was powerful, room was spacious, everything was clean and cared for. Booked for partner's birthday, asked if staff could leave a happy birthday note in the room. Kurt went above and beyond, left a birthday card and two miniature bottles of wine for us. Definitely exceeded my expectations and made our trip even better.
