Rooms are located on the first, second and third floor in a building without a lift.In this property, Green Pass is mandatory.Please note that a surcharge applies for arrivals after check-in hours: EUR 35 from 19:00 until 22:30, EUR 45 from 22:30 until 00:00, EUR 60 from 00:00 until 1:00. After this time every 30 minutes will be asked another 50€ until 2:00 AM. It is not possible to make check in after 2AM, not even in case of unforeseen difficulty. All requests for late arrival are subject to confirmation by the property.Please inform in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.

Everything is pretty good. Of course price is high since it is Venice but the rooms are good.

the aerea (in 25-30 min on foot to Rialto and San Marco, 10 min to train station, 5-6 min to bus square, bars and bakerys very close) & size of the room

good location. I was given 3rd floor room (loft under the roof) with twin beds and I was satisfied. Room/batrooom was clean. Wi-Fi good, mattress good. There is no hotel reception in the building however communication is good and the process is efficient, you provide your documents and details via a link, and receive access details.

The room is pretty clean and it was quite at night.
