The fine print
A surcharge of EUR 25 applies for arrivals between 17:00 and 20:00. After 20:00, late check-in comes at an extra charge of EUR 40. All requests for late arrival are subject to confirmation by the property.Please note that after 4pm guests can check in at any time with self check-in free of charge. Please note that the property is located on the first floor of a building with no lift. To get to the first floor there are approximately 20 steps to climb.

The location was amazing, beautiful view in the window which was perfect for breakfast. All staff who we met were so friendly and attentive and happy to help in any way. The check in and directions were so easy to follow. We will definitely be returning! Thank you.

First class Bed & breakfast , well situated close to economical public water taxi services. Very welcoming, obliging staff , anxious to assist in any way & to provide invaluable advice on best ways of getting around Venice & finding the best restaurants. Helpfully held our significant baggage on day of departure , taking it up & downstairs for us which otherwise would have been a struggle (no lift as advertised). Room exactly as described, spacious, beautifully appointed & overlooking canal. Breakfast best described as a generous continental brunch.

The staff were amazing they made our stay so special. The room was Italian elegance and the view was beautiful. Our breakfast was delicious and having it in our room watching the gondolas go by was surreal.

Great location with stunning room, particularly those with a canal view. Super friendly staff and the manager produced a beautiful cake from a local pasticceria for my daughter's birthday which was such a kind gesture (ans thoroughly delicious!). We thought this was an excellent location. Something you can really only conclude upon at the end of your visit, and it really worked for us. The focus is on the rooms and the rooms are the hotel. For us, that's exactly what we wanted. It is a very convenient and works well allowing us to have a fabulous room in a great area.
