The fine print
A surcharge of EUR 25 applies for arrivals between 17:00 and 20:00. After 20:00, late check-in comes at an extra charge of EUR 40. All requests for late arrival are subject to confirmation by the property.

Welcoming reception ( Alviza), perfect setting and decor for a SHORT 3 day stay in Venezia! Breakfast was sufficient and brought with a friendly Italian smile! Very helpful advice and instructions ( video ) to the BnB. It all worked well!

This was even better than the expectations. Incredible canal views, a nice and spacious room, fantastic location. On top of everything: welcome drink (cold!) and the best breakfast we had in a very long time. Amazing.

The location is perfect for exploring Venice. The room has a lot of venetian character (we stayed in the green one), and is very clean and comfortable. Our room didn't have a view, and breakfast (which was excellent) is served in the room - which was a surprise but actually quite nice. The staff were incredibly helpful, especially organising for us a water taxi to take us to the station, and offering to help us transfer from the airport on arrival - really lovely people all round.
