The accommodation was close to the Accademia vaporetto stop in a convenient location. The building itself was old and unassuming. My room on the second floor had everything I needed and was comfortable enough, although it could have done with a refurbishment years ago as the furniture was straight out of the 60's. Continental breakfast was available in the garden restaurant and was paid separately.

The art work and the garden were great. The location was great as it was quieter than on the grand canal, but only a 5 minute walk. We asked for an earlier check in and they provided that. We would definitely book again for our next trip!

The room had everything you need, was clean and had a nice view of the garden. Good location for all parts of Venice.
