Had the best stay, Jo & Buzz so friendly, very clean and tidy throughout, and very easy place to stay, stress free, rooms are lovely and spacious at a very good price, near to bars and shops, we will definitely be coming back to stay, thank you.

So friendly! Owners/staff were super helpful and super kind. Great breakfast menu. Room was so cute and super clean. Great location by the sea front.

We have enjoyed our stay at beaches guest house Stuff is amazing and very helpful There is loads to do in southend on sea. I recommend it We will definitely come back in the future Breakfast was lovely 😍

Excellent and well thought out guest house, with very helpful and friendly hosts. Honesty box for crisps, drinks, etc, and the low level light in the bathroom that automatically came on when you entered were brilliant ideas - especially when needing the loo in the early hours! Room was very comfortable and had everything I needed. Breakfast was very good, as was the menu choice and surroundings. Free parking! A lot of much larger guest houses and hotels could really learn something from Buz and Jo.
