The fine print
In the course of the 2025 summer season, the construction of the two-family house will take place on the neighbouring plot. The neighbouring property is not directly in front of the apartment window, nevertheless we offer a discount for our guests.This property will not accommodate hen, stag or similar parties.
Please inform in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.
Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

We enjoyed our stay, the homeowners are kind & will explain everything about the village, accommodation, restaurants nearby etc. We are Slovaks but communicated with Anna in mixed Ukrainian-Slovak language, needless to say we understood each other without problems, she also speaks Deutsch obviously, but we do not. There is ski boots heather with capacity for 4 boots, necessity for day after day skiing. There is also a clothes rack which is also a heater, if you need to wash your clothes in wash machine and have them dry for the next day. Detergents for wash machine and dishwasher are provided by hosts. This shows that hosts are well prepared for many things that visitors may require during their stay.

Very lovely place. We arrived with our baby, and they prepared everything you could need with a yound child, not just the basics, you could see they are thinking with the head of the guests, very thoughtful. Everything was clean and well maitained, the kithen well equiped, there is not only a dishwasher but also a washing mashine. The location is perfect, its in a side street, very quiet, but only 2 minutes on foot from a street with a bakery and restaurants, and 5 minutes from a grocery store and the cable car to the mountain. The building consists only from this apartment and a garage underneath, and it is connected with a roof to another bigger accomodation ("Ferienhaus Anna") but the two units are on opposite sides, they dont share any walls, so you dont get any noise from neighbors. The apartment has two separate rooms (one of them is with a kitchen) and an entry hall. There is also a small area down the stairs from the entrance where you can sit outside in a wind protected area, but there is no real view from there, (but you can move the chairs to the gravel road if you wish, from where you can see the mountains, there are no cars going there) Parking is right next to the building. You need to pass a very short gravel road section in order to reach it. The hosts were very kind and helpful, communication on the phone was always possible, they even helped us reschedule the trip. Semmering really surprised us, it is a wonderful place, a cosy village in the mountains, with lovely architecture from the 19th century. Not crowded (by the end of august). There are also a lot of possibilites for outdoor recreation (Hirschenkogel, Schneeberg, Rax, but also some hiking routes right from the village, you can find a spa in the "Sporthotel" also for outside guests) All in all a great experience, thank you Anna!
