A beautiful quiet location but nevertheless near to Rye. The property was very spacious, spotlessly clean and Joanna went out of her way to make us feel at home. The breakfast was delicious!

Everything is beautifully clean, prestine and as new. A lovely warm welcome, good tea/coffee and virtually everything packs, and full British breakfast. 10 mins tops into lovely Rye, good pubs and restaurants. Highly recommend amongst the best places to stay.

What a delightful place this is to stay. Such a peaceful retreat in the countryside but only a short drive to Rye with all its quaint buildings and independent shops. Jo was an amazing host, greeting us warmly on arrival and providing an immaculate, cosy place with the bonus of its own separate lounge/diner where she served us a tasty cooked breakfast each morning as well as cereals, toast and yoghurts. We felt very spoiled! It was more like a small apartment than a traditional B &B. We particularly enjoyed relaxing in the lounge after a day of exploring places such as Great Dixter, Smallhythe house and the Rye Harbour nature reserve. There is a lovely fireplace with log burner which we didn’t need to use as the house is so warm, but I’m sure would have been a lovely feature in colder weather. The little Easter treats were really appreciated too. Thank you very much for our stay and we can highly recommend this place.

We came straight from our wedding and were blown away when we walked in- the property was amazing. So much thought was put into making it comfortable and look spectacular, we didn’t want to leave! Jo made us incredible breakfast every morning, we couldn’t have chosen a better place to spend our first couple of nights of being married. My husband also had a sudden nosebleed which stained the sheets and Jo handled it so graciously and kindly and didn’t make us feel bad at all.
