The fine print
Based on local tax laws, guests with a tourist visa to Israel are exempted from paying VAT for their reservation. Israeli citizens and residents ("non tourists" as defined in the VAT law) must pay VAT. This tax is automatically calculated in the total cost of the reservation for domestic customers. The apartment is in an excellent location above the Sea of Galilee and near Arbel. Apartment was large, beautifully furnished, exceptionally clean and comfortable. Beautiful back balcony. Also had everything we needed for Shabbat (upon request). Easy to get in and out. Host was extremely responsive. Kitchen is complete and there was coffee, tea, and oil, plus a few free drinks in the fridge.

We have stayed at many zimmers (private holiday lodgings) in Israel, and this was one of the best ever. The apartment was roomy, clean, and fully equipped: good air conditioners, big-screen TVs, comfortable furniture, and good lighting. The large kitchen holds a full-size refrigerator, stove, and oven, and a smallish microwave. The host supplied plenty of towels, soap, toilet paper, blankets, and dishes and pots in the kitchen. The host was courteous and helpful. And last but not least, the price was quite reasonable for the value received.
