room was pretty big and clean... good breakfast, but not so many options to pick from... staff was helpful - stored our bikes, did early check-in (even if it was not requested in advance), honestly apologized for mosquitos in the room etc. but we didn´t understand what they said like 10-20% of the time (it was frustrating a little bit)... the villa is nice and has a lovely garden around

Staff were super friendly and helpful, very cozy atmosphere and great breakfast. The location is also good, just 2 minutes from bus to Venice and 7-8 to main train station
