Great hotel with an excellent bar. Very friendly staff and helpful in every possible way. The location is perfect and the people in Kinross are lovely.

Liked the fact that it was fairly nearby to gig in another hotel..The fact that lady in charge was making sure that I found the bus stop to get my megabus to Edinburgh..Lady left written details of which road and other directions..

Lady who runs it couldn't be more helpful. Good location. 5 mins from A90. 2 convenience shops one side and an excellent takeaway pizza shop 2 mins walk the other. Handy for early fights from airport. 25 mins drive and a good bit cheaper than Edinburgh.

Although the hotel itself is in need of TLC, Angie, who is the only person there doing everything from tending the bar till closing, making up the 6 rooms and cleaning on exit. Long days for her, but she was very friendly and obliging. Breakfast was not included, but to be honest we were not bothered. The proximity to Loch Leven and it's amazing walks was as close to the hotel as you could get. The hotel, unbeknown to us has a reputation for being haunted and on Sunday we were the only 2 staying, there was someone whistling while walking downstairs and opening and slamming the front door around 4am. Supposedly it's an old caretaker, who still does his rounds. The hotel is closing for a refurb at the end of the year, so I would like to go back and see how they improve it.

Quiet, comfortable stay. Conveniently located. Although a "share bathroom" it was servicing only 2 rooms.
