The location is really great. Across the street from the beach.The staff were lovely. It is on the beach so it's worn a little but we enjoyed it. Food and service were wonderful. I reccomend, especially for a beach holiday.

We spent 3 nights at the beach house hotel in Kep and had a fantastic experience from start to finish. The location is absolutely stunning—right by the coast, offering peaceful ocean views and a calm, relaxing atmosphere. It was the perfect escape from the city. The sound of the waves at night and the fresh sea breeze made it easy to relax and unwind. One of the highlights was the complimentary breakfast served each morning. It was fresh, delicious, and offered a good variety—from tropical fruits to local dishes and Western options. Enjoying breakfast on the terrace with a sea view was a perfect way to start the day. The hotel staff were warm, attentive, and genuinely welcoming. They went out of their way to make sure we felt at home and offered helpful suggestions for exploring Kep and nearby attractions. Overall, the beach house hotel offered a peaceful, comfortable, and enjoyable stay. We’d happily return and highly recommend it to anyone looking for a quiet, scenic getaway in Kep.

I was very excited when I booked this property and although it did not quite reach my expectations, it was still more than acceptable. The location is perfect. Straight across a relatively quiet road to a beautiful tranquil beach. The property is set up high and catches all the sea breezes and provides a panoramic view of Kep Beach. The property is really well designed and has great facilities. Unfortunately, it appears to have suffered as many did over the Covid period. A few things are a little tired and showing signs of requiring maintenance – mainly cosmetic issues. The staff are fantastic and are always very helpful and obliging. Special thanks to “Sun Sothea” for all his efforts on our behalf – a great manager. Everything is clean and the service is excellent. They are doing exceptionally well with what would appear to be reduced resources. We enjoyed ourselves and there is nothing significant to prevent you having a relaxing coastal experience. Great potential and the owner obviously recognises this as there is a brand new wing scheduled to open in 2026. I would gamble on spending some additional resources towards a little refurbishment of the existing areas (this may well be the long term plan). A great place to enjoy Kep.
