room was comfortable and bed comfy. location excellent in middle of village overlooking river hamble. for price paid would have expected breakfast to be included. no good for disabled people has had to cope with 3 flights of narrow stairs.

Great location but a strange hotel experience. No catering option (breakfast or evening meal) apart from a few evenings a week if pre- booked. Options nearby though and Jenny’s was excellent for breakfast and Kings & Queens perfect for the evening meal, both 5 mins walk from the property.
