Please note self check-in is available anytime. At the point of check-in guests can leave their luggage anytime in the provided luggage storage area in the property, but cannot enter the room until after the stated check-in time which is 14:00.Check out time is 10:30. On check-out, the key must be left in the check-out key box in the lobby. Guests will be subject to charges if the key is not posted on check-out. You will also be subject to charges if there is any unreported damage to the property.Please note the hotel is in a Georgian building and there is no lift, please advise in your booking if you require a room with no stairs, which is subject to availability.Car parking is limited and cannot be guaranteed. Car parking is available on a 'first come, first serve' basis. If spaces are not available outside the front door of the property, there is free 24/7 on street parking on Peel Terrace.This property will not accommodate hen, stag or similar parties.

Was clean and easy check in did not c any staff but talked to a person on the ring door bell she helped answer a few questions not to far to walk into busy town good place to stay.

Clean, nicely decorated. Simple but suited our needs. Easy check in and out and had nice touch of being able to store luggage after checking out. Meant we could have breakfast locally without having to drag our cases with us.

The stay was great and I was genuinely positively surprised by the place. The location was perfect, around a 25–30 minute walk to the Royal Mile, with lots of lovely local cafés and restaurants nearby. There was also a bus stop just outside the hotel, which made getting around very easy. Parking was hassle-free, with enough space for around 3–4 cars. The room was lovely, very clean, and the size was perfect for 3 people. The beds were massive and extremely comfortable. The bathroom was on the smaller side, but still very nice and spotless. We also received very clear instructions about check-in and check-out before our stay, which made everything smooth and stress-free. You could occasionally hear people walking or chatting in the corridor, but it wasn’t a big issue as they were only passing by. We couldn’t hear anything from the other rooms. The view overlooking the garden was lovely as well. I’d highly recommend this place for an affordable stay in Edinburgh.

Well maintained, well equipped room. Bathroom and room were clean, bed was comfy, a kettle was provided and also biscuits with it. The interior really was of a higher quality. Location is practical, buses run frequently towards the center. A locker is also provided to store luggage after checkout.
