The fine print
Any bookings of 10 rooms or more will be subject to the client receiving a group contract directly from the hotel.Please note, car parking is offered on a first arrived, first served basis. An additional charge applies of GBP 29 per day.Children are welcome to use the pool area however those aged under 16 must be accompanied by an adult. One adult cannot supervise more than 2 children.The supervising adult must be physically in the pool.Guests are advised due to the extremely popular Brighton location, at times traffic on Kings road and car park access can take some time. Please do consider this when planning your journey.

Location by the seafront. We asked to be upgraded (for an extra charge) and this did not cause any problem. The personnel was very efficient.

We were pleasantly surprised with a complimentary room upgrade, which made our stay even more special. The breakfast was outstanding—fresh, delicious, and full of variety. A highlight was the live cooking station, where the chef made pancakes and omelettes to order right in front of us. Truly a great start to each day!

Excellent location - beach at the front and "The Lanes" at the rear, the staff were amazing very friendly and they helped us with sorting the payment for the rooms in a way so the each person in my group could pay individually, They also kept us on the same floor which really helped us to spend time together. The rooms were large, comfortable and clean and looking over the inside of the hotel which was very nice. The night staff went above and beyond to help us with some tea and toast!! We all had such a lovely time here and would love to come again.

We have been here a few times. Front is the beach , back is The lanes . Such a great location. Beautiful hotel amazing food. Staff very helpful.
