The fine print
Please note that prices for cots and extra beds are not included in the total price, and will have to be paid for separately during your stay.When booking 5 or more rooms bookings will be subject to the following terms and conditions:
- The property will require a 100% non-refundable deposit 8 weeks prior to arrival, with the option to cancel up to 3 rooms until 14 days before your arrival date. The hotel will contact the booker to advise of the full T&C's for group bookings and to request the deposit amount. Non-payment of the requested deposit will mean the hotel will cancel the booking for all rooms.
- Free cancellation ends 8 weeks prior to check in.
- Rooming list, estimated time of arrival and breakfast times (including dietary requirements) should be provided to the property 1 week before arrival. For any further information regarding group bookings, the guest should contact the property directly.This property will not accommodate hen, stag or similar parties.

Staff are very welcoming, so courteous. Premises has a lovely warmth to it, homely. Breakfast, plenty of choice. Location is perfect, we walked to Ormeau park and into the city. City centres about 20 mins walk.

Great, had a very enjoyable stay, nice size room, big bathroom, shower was in the bath, complimentary bottles of water daily, coffee tea, biscuits, extra’s in the bathroom, dressing table, small coffee table and chair, nice size cupboard for clothes, iron just a great set up, parking on the grounds, fantastic breakfast sections, very friendly staff that go that little extra thank you

Great accommodation. Very helpful staff. The room was clean and comfortable. The breakfasts had lots of choice - tried the full fry-up and the bacon/pancakes (not on the same day) - both presented nicely and tasty - best smoked bacon I've had in a long time. If you don't want to venture into the centre the hotel happily recommends some good choices of restaurants nearby.

A walk from town centre but that suited us. Friendly professional staff. Ordered taxi, gave information willingly to help make our stay as good as possible.
